On October 1, 2024, the FY2025 Real & Personal property assessments were approved by the Department of Revenue/ Division of Local Services.
The Board of Assessors reviewed and analyzed 200 arms-length sales which included residential, commercial and industrial sales covering the period from January 1, 2023 through December 31, 2023. The purpose of this review was to ensure the assessment to sale ratio met the standards required by the Commissioner of Revenue.
This year the review continued to see an increase in the residential market. The Board of Assessors, based on these sales, found it necessary to increase the single family home assessments upward by 5.5% on average. In FY 2024 the average value of a single home was $372,600. The new FY 25 average value of a single home in East Longmeadow is $392,900.
Fiscal year 2024 real estate values totaled $2,597,977,800. Fiscal year 2025 values are $2,746,204,600 which is an overall increase of 5.7%. Fiscal year 2024 personal property value was $91,332,000. Fiscal year 2025 personal property value is $99,894,100 which is a 9.4 % overall increase.
On November 12, 2024, during the Tax Classification hearing, the Town Council voted a single tax rate for all classes of property after hearing a presentation from the Board of Assessors.
The Town received approval for the FY 2025 tax rate of $18.48 on November 25, 2024 for all classes of property. The average single family home valued at $392,900 will see an increase of $353.00 in their FY25 tax bill.
The actual tax bills for FY 2025 will be mailed on or before January 1, 2025. This first actual tax bill will be based on the approved fiscal year tax rate and assessments. The first installment (also known as the 3rd quarter bill) is due on Monday, February 3, 2025. (Typically the 3rd quarter bill is due to February 1st which falls on a weekend so the due date falls to the next business day.) The second installment (known as the 4th quarter bill) will be due on Thursday, May 1, 2025. Any questions regarding the assessed value of real or personal property should be directed to the Board of Assessor’s office at 413-525-5400 extension 1600. Any real or personal tax abatement applications must be filed with the Board of Assessors after the actual tax bills are mailed but no later than Monday, February 3, 2025 by 4 p.m. at the close of the business day.
For an abatement to be considered timely filed your application may be:
